Work starts on New Jersey’s tallest building by HWKN and Handel Architects

News: construction is now underway on a 222-metre skyscraper by New York studios HWKN and Handel Architects that is set to become the tallest building in the state of New Jersey.

Named Journal Squared, the residential development will be located in the Journal Square district of Jersey City, adjacent to the Port Authority Trans-Hudson (PATH) rail station that links the city with Manhattan.

Designed as a collaboration between HWKN and Handel Architects, the development will accommodate 1840 apartments within a cluster of three pointed towers, each clad externally with metal panels.

The 222-metre structure will rise up at the front of the site and will be accompanied by towers of 193 and 175 metres, making it visible from the New Jersey Turnpike and from New York across the water.

The base of the towers are designed to break down into smaller volumes to relate to the scale of surrounding buildings, offering a series of ground-floor restaurants and shops.

“Our goal was to design an urban space that knits together the existing urban fabric of Journal Square, while also creating an iconic presence in the skyline that can be seen from Manhattan,” said Matthias Hollwich, partner-in-charge at HWKN.

“We designed a building that works equally well at the scale of the Turnpike, where hundreds of thousands of people will see it every day, and at the scale of the human who walks and lives in the city,” added HWKN partner Marc Kushner.

Integral to the proposal are public realm improvements that will overhaul the rear entrance to the station, replacing loading bays and parking areas with a tree-filled public plaza expected to play host to farmer’s markets and outdoor film screenings.

“Journal Square offers a new urban community, not just for the people who will live here, but for the region. It will be a place that people will be passionate about,” commented Handel Architects principal Gary Handel.

The project is funded by property developer KRE Group. The first phase of development will be the smallest of the three towers and is scheduled for completion in 2016.

Journal Squared is an important milestone as Jersey City’s development boom moves inland. The project sits adjacent to the Journal Square PATH stop and promises to bring great density to the site while working to connect to the existing fabric of the neighbourhood.

Journal Squared is that long sought after transformational project. Unanimously approved by the Jersey City Planning Board, it will be the linchpin in the City’s Journal Square redevelopment efforts. The development hopes to create a prototype for future transit-oriented developments around the world.

Pivotal to the project’s design is the transformation of the current back entrance to the Journal Square PATH stop into an inviting place and a public amenity. Acres of land previously dedicated to asphalt, station loading, and parking will be reclaimed in a sweeping, tree-filled plaza that is activated by community events such as farmer’s markets, bicycle parking, evening film projections and events along its low stairs that slope down to the PATH station.

The 2.3 million square foot project touches the ground lightly as its mass morphs into smaller units to relate to the lower density neighbourhood around it. This base hosts active program like retail, restaurants, lobbies and parking. Three residential point towers rise above the base and include 1,840 units. The tallest tower, at 70 storeys, is expected to be the highest residential building in New Jersey. The first of three phases, topping out at 54 stories, broke ground in January 2014, and is expected to be complete in mid-2016.

The graceful proportion and subtle lustre of the metal panel clad towers will be an elegant centrepiece for the community and a bold counterpoint to the brutalist concrete PATH Station. In addition, Bruce Mau Design has developed the visual identity for Journal Squared, including wayfinding, signage, and environmental graphics. BMD created a look and feel that reflects Journal Squared’s core values as a bold, modern brand that is sophisticated and energetic, while staying true to the history of the neighbourhood.

New Fire Island Pines Pavilion by HWKN

New York studio HWKN has resurrected the nightclub of New York’s popular gay resort Fire Island Pines inside an asymmetric pavilion with criss-crossing timber braces (+ slideshow).

The Fire Island Pines Pavilion had been the main attraction of the Pines community since the 1980s, so when the building was destroyed by fire in 2011 HWKN was asked to rebuild it with an improved design.

The new building is a two-storey timber construction with a bar and terrace at ground floor level, plus a dance club and outdoor lounge on the first floor. There’s also a retractable roof so the club can be opened to the sky on warm summer evenings.

The corner of the structure appears to have been sliced away, angling the building’s terraces to face the nearby harbour and directing views towards new arrivals.

HWKN’s Marc Kushner explains: “When it is empty, [the new pavilion] is a muscular icon for the energy and vitality of the Pines – it visually welcomes every ferry that arrives to the island. As it fills with an afternoon crowd, the architecture fades in importance. The building becomes an armature to display the social spectacle of a weekend in the Pines.”

Bars on both floors feature zig-zagging outlines, intended to encourage more social encounters. Inside the nightclub, bleacher-style seating areas create viewing platforms and a rectangular skylight offers a window to the stars.

“We infused every space with a social engine, including the triangular bars that encourage casual meetings, the arena-like bleachers in the nightclub that put the ‘see and be seen’ opportunity into the third dimension and the inviting openness of the triangular facade frames,” comments HWKN’s Matthias Hollwich.

Hollwich and Kushner are the founding partners of HWKN. The studio’s most well-known project to date is Wendy, the giant spiky air-cleaning sculpture installed outside the P.S.1 Contemporary Art Centre last summer.

Hollwich Kushner (HWKN) and Blesso Properties announce the near completion of the New Fire Island Pines Pavilion.

Like a phoenix rising from the ashes, so goes the Pavilion. The Fire Island Pines Pavilion, destroyed in 2011 by a devastating fire, is now near completion, once again giving the Pines community a central hub for culture and nightlife. The reincarnation of the legendary dance club is designed by New York-based Hollwich Kushner (HWKN) and developed by Blesso Properties.

“The building, located at the intersection of all traffic to and from the island, is shaped to become a part of the everyday way of life for the community by fitting in comfortably with the open, beachy, and modern feel of the Pines,” says Matthias Hollwich, co-founder of HWKN. “Going beyond that, we infused every space with a social engine, including the triangular bars that encourage casual meetings, the arena-like bleachers in the nightclub that put the “see and be seen” opportunity into the 3rd dimension, and the inviting openness of the triangular facade frames.”

The building’s form is sheared towards the harbour to visually welcome the over 800,000 visitors who arrive via ferry to Fire Island Pines every summer. The first floor offers a Welcome Bar to serve as a meeting place for all residents and visitors. The dance club encompasses the building’s second level, with a 2,400 square-foot dance floor and a 2,600 square-foot outdoor terrace which will host High Tea in the evenings, and double as an additional lounge at night. The Welcome Bar, the High Tea deck, and the Pavilion club space are all connected by an internal loop of stairs. Inside the club, stadium steps cascade out from one wall, creating an elevated view of the dance floor, with a skylight overhead providing a constant view of the starry night skies.

The building is an exercise in sustainability. Many of the design elements that make the space fun, like the massive retractable roof over the dance floor, serve a double purpose by providing passive cooling on hot summer nights. The decision to open half of the building to the outdoors vastly reduces the need for air conditioning, while also re-connecting people to the beauty of the natural environment in Fire Island. Additionally, the choice of finishes on the exterior and interior is calibrated to minimise material usage by exposing the Pavilion’s raw construction.

Hollwich adds, “When we started designing the Pavilion, we came to realise that we were not just reporting to Blesso Properties, but that there are also all of the Fire Island Pines homeowners and visitors who are our clients as well. We knew we needed to listen to all of them – and we believe we did, integrating everything we learned into the design of the new building.”

Throughout the entire rebuilding process, the team received hundreds of letters, emails and Facebook messages from Pavilion devotees offering ideas, critiques, and support for the new complex.

“In most of our projects, if I can achieve 90% of our design goals we view it as a triumph. In this case we got 100% as HWKN designed a flawless building,” says Matthew Blesso, Founder & CEO of Blesso Properties. “The design is incredibly bold, appropriately masculine and modern yet rustic. And they achieved this while meeting our diverse and demanding functional goals. The building will be a timeless icon for generations to come and I couldn’t be happier with the end result.”

The Pavilion’s reopening is perfectly timed with the 60th anniversary of the Pines, as the club has a long-standing heritage in the community. Originally built in 1985, it instantly changed the social landscape, imbuing it with the type of heartbeat only a nightclub can provide. The legacy of the Pines has been lovingly interwoven into every part of the new Pavilion, from the architecture to the programming.

Architects HWKN have won this year’s MoMA/P.S.1 Young Architects Program competition and will install a giant spiky structure that cleans the air in the courtyard of the P.S.1 Contemporary Art Centre in New York.

Nylon fabric will be stretched across a grid of scaffolding to create the pointy arms of the installation, which is to be named Wendy.

This fabric will be treated with a spray that can neutralize pollutants in the air, such as car exhaust fumes.

Visitors will be able to climb up inside the huge structure, while those outside run the risk of being squirted by a water cannon hidden inside one of its arms.

Last year a twisted rope canopy occupied the courtyard for the summer, while the year before visitors could take part in circus-style acrobatics.

HWKN’S Wendy to Provide the Setting for the Warm Up Summer Music Series in the Courtyard of MoMA PS1

The Museum of Modern Art and MoMA PS1 announce HWKN (Matthias Hollwich and Marc Kushner, New York) as the winner of the annual Young Architects Program (YAP) in New York. Now in its 13th edition, the Young Architects Program at MoMA and MoMA PS1 has been committed to offering emerging architectural talent the opportunity to design and present innovative projects, challenging each year’s winners to develop creative designs for a temporary, outdoor installation at MoMA PS1 that provides shade, seating, and water. The architects must also work within guidelines that address environmental issues, including sustainability and recycling. HWKN, drawn from among five finalists, will design a temporary urban landscape for the 2012 Warm Up summer music series in MoMA PS1’s outdoor courtyard.

The winning project, Wendy, opening at MoMA PS1 in Long Island City in late June, is an experiment that tests how far the boundaries of architecture can expand to create ecological and social effect. Wendy is composed of nylon fabric treated with a ground breaking titania nanoparticle spray to neutralize airborne pollutants. During the summer of 2012, Wendy will clean the air to an equivalent of taking 260 cars off the road. Wendy’s boundary is defined by tools like shade, wind, rain, music, and visual identity to reach past the confines of physical limits. Wendy crafts an environment, not just a space. Spiky arms made of the nylon fabric mentioned above will reach out with micro-programs like blasts of cool air, music, water cannons and mists to create social zones throughout the courtyard. Wendy sits far enough away from the stage used for the annual Warm Up events to let the concerts go on unimpeded, but close enough to the entrance to create a filter and initial impact to visitors. It bridges over the walls into the large and small courtyards of MoMA PS1. Wendy features a simple, inexpensive construction system: the scaffold is deployed efficiently to create a 70’ x 70’ x 45’ volume to form the largest surface area possible.

“The jury was greeted with a particularly impressive group of proposals this year, all of which represented months of sustained research into problems both specific to a summer installation at MoMA PS1 and to new directions for architecture in terms of material research, ecological responses, and recyclability,” said Barry Bergdoll, The Philip Johnson Chief Curator of Architecture and Design at MoMA. “HollwichKushner’s design is at once based in emerging science of materials related to environmental cleansing—the material actually removes the carbon dioxide emissions produced by cars in Long Island City—but also on a zany quest for a space that is simply good fun. Even passengers on the elevated 7 train will feel compelled to head to MoMA PS1 to experience Wendy and figure out what in the world it can possibly be all about.”

“HollwichKushner is proposing a monumental gesture in the MoMA PS1 courtyard that, in its dimension and volume, creates a dialogue with the, at the moment, currently installed geodesic dome,” added Klaus Biesenbach, Director of MoMA PS1 and Chief Curator at Large at MoMA. “While the dome hosts our winter series SUNDAY SESSIONS, Wendy will enhance the courtyard environment for our famed summer Warm Up series. “HollwichKushner’s proposal for YAP 2012 is sure to make a memorable impression over the summer at MoMA PS1,” said Pedro Gadanho, Curator in MoMA’s Department of Architecture and Design. “It is iconic, but with a twist. By combining off-the-shelf materials and scaffolding systems with the latest cry in nanotechnology it is able to produce both an out-of-the-box ecological statement and a bold architectural gesture. It is economical and terse in terms of its design, and yet, through its positioning and scale, it also smartly projects different possibilities for use and social appropriation across the entire site where it sits—including the ability to reach out for those outside the museum’s walls.” The other finalists for this year’s MoMA PS1 Young Architects Program were AEDS|Ammar Eloueini Digit-all Studio (Ammar Eloueini, Paris, France/New Orleans, LA), Cameron Wu (Cambridge, MA), Ibañez Kim Studio (Mariana Ibañez and Simon Kim, Cambridge, MA), and UrbanLab (Martin Felsen and Sarah Dunn, Chicago, IL).
